New York – Dutchess County Clerk Bradford Kendall is urging all Orange and Dutchess county residents to be very aware of a Brooklyn based land record company that has recently mailed letters to county residents informing them, that for a fee of $85 and $4.95 for postage, the company can retrieve a certified copy of their deed and mail it back to them.

The company states that they will obtain a copy of the deed from the County Clerk’s office. The company is titled NY Certified Deed Service.
“This is nothing more than an opportunity and quick way to make money off the hardworking residents of Dutchess County,” said Kendall. “There is no reason a Dutchess County resident would need to reach out to a third party to obtain a certified copy of their deed from my office.”
Kendall also said the company charges $200 for a certified copy of a mortgage. The County Clerk’s office charges 65 cents per page for those who come into the office and personally request a copy, or $11 for a request made through the mail.
Dutchess isn’t the only area where the mailing has gone. At least one resident of Orange County has received a similar solicitation.

Whoever gets fooled by this mailing should seek help for greater issues they must have fallen for.
I don’t see why this is considered a “scam”. Anyone who decides to do it is throwing money out the window, but people make unwise economic decisions all the time. Is Starbucks a scam, charging several times what it costs to get a cup of coffee at home? Or how about the US Postal Service charging $.42 to deliver a letter to your neighbor when you could walk it over yourself for free?

Same thing on Long Island. But the company is years too late–now, most people are aware of scams of various natures, and know to look out for them (unfortunately, not everyone). But had they come up w/ this idea years ago, they’d have made a killing.

anon – that is public information that can be obtained at virtually any municipality in the country. If you go to the Town of Ramapo the assessor’s office has computers will all of the property records fully accessible.
